Our biggest homes sleep twelve. For a bigger crew, book two or three side by side: both Timbers cabins across the street from each other (24 together), or the three Summit condos a five-minute walk from the Village (27 together). Here is how it works, and the house rules that keep the neighbors happy.

Groups are welcome to stay. Events and parties are not allowed at any of our homes.

    Two cabins across the street means the grandparents get quiet and the cousins get the game room, with dinner together every night.

  • Wedding guests

    Staying for a wedding in the area? Put the whole side of the family in a row of homes. The ceremony, reception, and rehearsal dinner happen at your venue, not at the homes.

  • Ski clubs

    Book the Summit condos and walk to the lifts, or take both Timbers homes and walk to the Soaring Eagle Express.

  • College Weekend

    The Summit condos are a five-minute walk to the Village, so nobody drives. Our house rules still apply: a group staying, not a party. Next College Weekend: Mar 13 to 14, 2027.

  • Corporate retreats

    Midweek is quiet on the mountain. Work at the dining tables by day and eat in the Village at night. No events or outside guests at the homes.

Timbers 3 and Timbers 5

Up to 24 guests together

Two log cabins across the street from each other in the quiet Timbers neighborhood on South Mountain, a short walk to the Soaring Eagle lift.

  • Each has its own private hot tub, full kitchen, and three full bathrooms.
  • Timbers 5 adds a game room, a poker table, and a garage; Timbers 3 has the six-seat hot tub and a back deck with a grill.
  • The two homes share the HOA fire pit next to Timbers 5.
  • Dogs are welcome at both, with the $250 pet fee per home.

103C, 107D, and 202D Summit

Up to 27 guests together

Three renovated condos in the same Summit area, a five-minute walk to the Village and the Ballhooter lift. 107D and 202D share the D building; 103C is in the C building.

  • Walk to dinner, the lifts, and every Village event, and walk home after.
  • Each condo has its own full kitchen and a deck or patio.
  • The three share the HOA fire pit between the C and B buildings.
  • No pets at the Summit by HOA rule; service animals are always welcome.

One home at a time, planned together

    Check the dates

    Use the live weekends above, the trip planner, or text us. We will tell you what is open in every home you want, before anyone pays.

    Book each home

    Each home is its own reservation on its own reserve page, for the same dates. Whoever books a home is its lead guest.

  3. 3

    Split it if you like

    The reserve page can split a home's total into shares. Everyone pays their own by link, and the booking confirms once every share is in, within 72 hours.

  4. 4

    Plan it together

    Every booking gets a Guest Lounge with a trip board for the group, arrival notes, and the plan for your days.

There is no group discount; each home is priced from its own live calendar, and booking direct skips the platform booking fee built into the Airbnb and Vrbo rates.

House rules for groups

A group staying, not a party

  • Groups are welcome to stay. Events and parties are not allowed at any home, including receptions, rehearsal dinners, and gatherings of outside guests.
  • Each home has its own maximum: Timbers 3 and Timbers 5 sleep 12 each; 103C sleeps 8, 107D 9, and 202D 10.
  • Guests not included in the reservation are $50 per person per night.
  • Quiet hours are 10 PM to 8 AM at the condos and midnight to 8 AM at the Timbers homes. Neighbors are close.
  • Parking is limited: two spaces at Timbers 3, four vehicles at Timbers 5, and two hang-tag passes per Summit condo. Carpool, or use the overflow lots.
  • Smoking and vaping are allowed outside only, away from doors and decks. Please leave no cigarette butts anywhere, especially outside. If there is any smoke smell inside the home, a $500 smoking fee applies. We are strict about this.
  • No fires at the homes except in the shared HOA fire pit. The three Summit condos share one outside, between the C and B buildings. Timbers 3 and Timbers 5 share the one next to Timbers 5. 305 Soaring Eagle and 1208 Silver Creek have no fire pit, so no fires there. Bring your own logs and put it out cold.
  • Dogs: Timbers 3 and Timbers 5 only, $250 per home. Other pets only if you ask before booking. Service animals are welcome at every home, with no fee. Please tell us before you arrive so we can let the HOA know, and we may ask what task the animal is trained to perform.
