Everything you agree to when you book with us, written so you can actually read it. The full rental agreement arrives with your booking confirmation.

Payment and booking
- The full cost of the stay is paid in one payment. Booking direct charges your card for the full amount the moment you reserve, and your dates are confirmed instantly. There is no deposit-then-balance schedule.
- Some holidays and event dates are priced at peak rates and may require a 3-night minimum stay.
- Specials cannot be applied to reservations already booked. Specials expire the same day they are announced, depend on availability, and change regularly.
- The person booking must be at least 21 years old, stays with the group, and is responsible for every guest and minor in the home during the stay.

Cancellation
Our cancellation policy is strict on purpose. These homes get booked out months in advance, and a firm calendar is how we make sure your cancellation does not cost another family the dates they wanted. It is also the same standard the established operators at Snowshoe use:
- Full refund if you cancel within 48 hours of booking and check-in is at least 30 days away.
- Full refund, minus a $100 cancellation fee, if you cancel 60 or more days before check-in. That fee covers the payment processing cost we do not get back on a refund and the work to reopen your dates for another guest.
- 50% refund if you cancel 30 to 59 days before check-in.
- No refund inside 30 days of check-in, for any reason, including weather, illness, road conditions, or a change of plans.
Deadlines are measured to 11:59pm Eastern on the day. Trip cancellation insurance from any provider is your protection against the things none of us can plan for; buy it within 14 days of booking for the widest coverage. Bookings made on Airbnb, Vrbo, or Booking.com follow the policy shown on that listing.

Inclement weather
The homes are on a mountain. To reach them you will drive on mountain roads, some of them gravel, that are not maintained by us or by the state. Weather and road conditions can change quickly and drastically. In winter, AWD or 4WD is recommended. Tire cables or chains are rarely needed, but they are a sensible backup for snow-covered roads and are sold at most auto parts stores.
Getting to and from the home in adverse weather or driving conditions is your responsibility, and traveling in those conditions is at your own risk. We do not give refunds or discounts for bad weather.
There is no weather exception. Snow is the reason most of our guests come, and the resort, the county, and the state keep the roads open through it. Come in a proper vehicle with good tires, leave early, and you will make it. If you want protection against a storm or anything else that could keep you home, buy travel insurance when you book. No refunds, credits, or vouchers for weather.

Check-in and check-out
Check-in is 4:00 PM at every home. Check-out is 10:00 AM at most homes and 11:00 AM at a few; the table below lists each one. Your check-in message repeats the times for your home.
Please leave at the designated check-out time. Cleaners are scheduled for the same day and the next guests arrive that afternoon. Staying past check-out may mean a $50 expedited cleaning fee.

Hot tubs
Timbers 3 and Timbers 5 have private hot tubs. 305 Soaring Eagle and 1208 Silver Creek have shared hot tubs in the building, which follow the building's own rules and hours. Only registered guests may use a private hot tub.
We check every hot tub before a stay and will always do what we can to keep it working, but we cannot guarantee it. If it stops working, tell us right away and we will send our handyman as soon as possible. No refunds are given if a hot tub is out of service, so please do not book only for the hot tub. By booking, you release Austin Frangoules, the home's LLC, and Frangoules Enterprises LLC from liability for the hot tub's condition, whether or not it is working on arrival. If that is not acceptable, cancel on the day you book.
House rules for the tub:
- Shower before use. No oils, lotions, or fragrance in the water; they clog the filter and cloud the water.
- Close the lid when not in use. Do not add water to the tub.
- It is not a swimming pool and it is not a babysitter. We strongly recommend children under ten stay out. Any child in the tub must be watched by an adult the whole time, and we encourage limiting their use to 20 minutes.
- Splashing and using the tub as a pool sends water onto electrical components and drains the tub, which causes costly damage. If that or any other damage happens, the tub is closed for the rest of the stay with no refund, and repair costs are billed to you.
- Excessive cleaning or a breach of these rules may add a $100 cleaning or water replacement charge to the card on file.
Use is at your own risk. You confirm you are physically able to use a hot tub, you will learn how to use it properly, and you will report anything that looks defective instead of using it. We are not liable for loss or damage to your property from hot tub use, and we may close a hot tub without notice for care, maintenance, or safety.

Pets
Dogs are welcome at Timbers 3 and Timbers 5 with a $250 pet fee per stay, paid at booking. No pets of any kind at the condos: 107D, 202D, and 103C Summit, 305 Soaring Eagle, and 1208 Silver Creek. The buildings' HOA rules do not allow them, and we cannot make exceptions.
If you bring a pet to a Timbers home, you agree that:
- Outside the home, the pet stays under the control of a responsible person, on a handheld leash or in a carrier, and is never tied up outdoors.
- Any damage or stains to the home, grounds, flooring, walls, trim, carpet, or appliances caused by the pet are your full financial responsibility, including full replacement when a stain cannot be removed.
- You provide veterinary care if needed, ample food and water, keep the pet's sleeping and feeding areas clean, and do not leave the pet unattended for long stretches.
- The pet does not disturb the neighbors with barking, jumping, or running.
- If we reasonably believe there is an emergency involving the pet and cannot reach you, we may enter the home and contact animal control. Any boarding costs are yours.
- You indemnify Frangoules Enterprises LLC against any injury or property damage caused by your pet.

Smoking
Absolutely no smoking inside any home. Cleaning smoke smell from a home is a $500 charge.

Quiet hours
Quiet hours are 10:00 PM to 8:00 AM at the condos and midnight to 8:00 AM at the Timbers homes.
The mountain is a community and the neighbors live here year-round. Keep the noise down at night. If noise rules are broken, it is likely that a neighbor will notify us or call the police.

Occupancy and guests
Each home has a maximum number of guests, listed on its page and in the table below. Do not exceed it. The person who booked is responsible for everyone in the home during the stay, including minors and visitors.
Please conserve water and electricity, and leave the home in the same order you found it.

Damage and cleaning
If excessive cleanup is required, or repair is needed for damage done during your stay, the additional charge or actual cost is billed to the card on file. That determination is made reasonably and at our discretion. Tell us when something happens; it is always easier to sort out early.
We make reasonable efforts to keep every amenity (TV, hot tub, appliances, and so on) in good working order and to repair it during your stay once you let us know. Some repairs are hard to arrange on a mountain, so we cannot guarantee every amenity will work for the whole stay, and no refund or discount is owed if one does not.

House rules
- No open fires at the homes. The Timbers neighborhood has a community fire pit next to Timbers 5 for any neighbor to use; bring your own logs and put it out cold.
- The grill may only be used with an adult supervising.
- No skis, snowboards, or bikes inside any home. Keep them outside or in the dedicated mud room or locker.
- Comply with all local, state, and federal laws while at the home.

Liability, in short
You, your family, and anyone visiting or staying with you assume responsibility for bodily injury, death, loss of personal property, and expenses arising from your stay, including from your own negligence or ours. No warranty, express or implied, is made about the condition of the home. Rural mountain property has hazards and risks, and you occupy the home knowing that.
You agree to indemnify, hold harmless, and not to sue Frangoules Enterprises LLC, its agents and employees, and the home's title holder for claims arising from your stay. Any dispute goes to private mediation; if the parties cannot agree on who administers it, our choice governs.

What happens if
The situations guests actually text us about, answered with the same numbers as the sections above. Each one links to the section it comes from.
- A snowstorm closes the road and we cannot get up the mountain.
- No refund, credit, or voucher for weather. The roads are plowed, the resort is open, and a proper vehicle with good tires gets there. Travel insurance is the right protection if you want it. Section
- We booked yesterday for a trip next month and need to cancel.
- Full refund, as long as you cancel within 48 hours of booking and check-in is at least 30 days away. After 48 hours the 60-day and 30-day lines apply. Section
- We need to cancel 45 days before check-in.
- 50% refund. That window runs from 59 days down to 30 days before check-in. At 60 days or more you get everything back except the $100 cancellation fee. Section
- Something came up three weeks before check-in.
- No refund inside 30 days of check-in, for any reason. This is exactly what trip cancellation insurance is for. Section
- We leave a night early.
- The stay is paid in full once confirmed and unused nights are not refunded. It counts the same as a cancellation inside 30 days. Section
- We would love a late check-out.
- Ask by text the day before and we will say yes if the next guests allow it. Staying past check-out without asking can mean a $50 expedited cleaning fee, because cleaners are scheduled for that morning. Section
- The hot tub is not working when we arrive.
- Text us right away and we send our handyman as soon as possible. No refund for downtime, which is why we ask you not to book only for the hot tub. Section
- Our dog scratched a door at Timbers 3.
- Tell us when it happens. Pet damage is billed at actual repair or replacement cost to the card on file, on top of the $250 pet fee paid at booking. Section
- Someone smoked inside.
- A $500 cleaning charge. No exceptions, because the smell does not come out with a normal turnover. Section
- Two friends want to crash on the couch.
- The sleeping limit on each home's page is the maximum, including children. If you need more room, book a second home; the Summit condos are in the same complex and the Timbers homes are across the street from each other. Section
- The neighbors complain about noise at 11 PM.
- Quiet hours start at 10 PM at the condos and midnight at the Timbers. Neighbors live here year-round and will call us or the police, so keep it down after hours. Section
- We broke a lamp.
- Tell us. Small things are usually easy to sort out. Damage beyond normal wear is billed at actual cost, decided reasonably by us. Section
